
Expected to sell for around $2 million each, developer Jim Keller has made a proposal to the City to turn the 7,000 square foot space on the second floor of the Young Building, located at 801 Coombs Street, into three luxury lofts.
Keller bought the entire 25,000 square foot property back in 2013 for $3.1 million. For years it was home to law firms and later county offices (being directly across from the Historic Napa County Courthouse). It was also home to a diner, a possible auto dealership, a grocery story and art gallery. Now the second floor has been gutted, while first-floor tenants still include the infamous BottleRock producer Latitude 38 Entertainment, the Dailey Method studio and a USPS annex in the rear.
The vast majority of the building improvements will be made to the interior, with the exterior only requiring the addition of residential custodial casement style windows. Since the Young Building zoning currently includes residential uses, it made sense for Keller to turn this large space into Downtown Napa condos. With COVID in it’s second year, the influx of San Francisco and surrounding area residents looking to relocate to less populated areas, but still providing the same amenities that they are used to, isn’t slowing down, and the expectation is that these luxury condos will be a hot commodity to those looking to work remotely.
The Downtown Napa blocks are not the usual home to luxury lofts or condos – with only one other vaguely similar property selling last December for $1.6 million, a Riverfront condo listed by Teresa Davis with Compass.
Each unit on this second floor will have the ability to include up to three bedrooms, with access via the existing elevator and/or the two stairways currently in place. Six on-street parking spots are also included in the permit – two per each residential unit.
This will be a great opportunity for someone who is looking to enjoy the life of what the Downtown Napa area has to offer – restaurants, bars and all the other great amenities just a stone throws away.
